A panel door that rubs, sags on one side or will not close square is checked at the hinges, rollers and panel joints. Loose or worn parts are tightened or replaced at the door.

A slatted roll-up door that jams, jumps its guides or will not lock is checked from top to bottom. If a spring or cable is involved, it is quoted on the call before any work starts.

What to do when a garage door comes off the track

An off-track door is still heavy and often still under spring tension. What you do first decides how much needs replacing.

Do

  • Stop the opener and leave the door where it is
  • Keep people, pets and cars clear of the opening
  • Pull the release cord only if the door is fully down

Don't

  • Run the opener to push it back on
  • Force a rolled-out roller back into the track
  • Stand under a door hanging half open

Broken garage door spring: how to tell, and why not to DIY

A torsion spring holds the weight of the whole door and stays loaded even when the door is shut.

The hand test

Pull the release cord and lift the door a foot or two. A balanced door stays put. A door that feels very heavy or drops has lost spring tension.

Why not DIY

A spring released wrong unwinds through the winding bar in an instant. We will not talk anyone through winding one over the phone.

Replaced as a pair

Springs are replaced together and sized to the door's actual weight, so the door lifts evenly instead of pulling to one corner.

Doors that keep binding: the opening, not the hardware

A detached garage sits on its own footing and settles on its own schedule. When the two jambs stop being parallel, a sound door binds on one side.

The tape test

We measure the opening corner to corner. If the diagonals do not match, new rollers only buy a season. We re-hang the track to the opening that exists, or tell you the frame needs a carpenter first.

Old slabs and seals

Water at one end and a gap at the other means the slab is uneven. A deeper bulb seal spans a small gap. A heaved slab is concrete work, and we say so.

One-piece tilt-up doors

These swing out as they lift, so they need clear ground in front. Wear is in the pivot hinges and spring arms, not rollers. Turning one into a sectional is a new door, not a repair.

In a strata building, the overhead door at the bottom of the ramp belongs to the strata.

The sections are sound and the fault is hardware. A forty-year-old door runs well once the worn parts are replaced.

Replace

Sections are rotted or crushed and the profile is no longer made, so no matching panel exists. We tell you that on site and the decision stays yours.

My garage door came off the track. What should I do first?

Stop running the opener and leave the door where it is. Pull the release cord only if the door is fully down, and keep people and cars clear of it. Off-track doors are often still carrying load through a bent track or a failing cable, so cycling them makes damage worse. Call 604-227-9083.

How do I know if a garage door spring is broken?

Pull the release cord and lift the door by hand. A balanced door stays roughly where you leave it. If it feels very heavy or drops, a spring has likely lost tension. You may also have heard a loud bang from the garage. Do not try to wind or release a spring yourself.
