Vancouver is a lane city. Inside the city limits almost every residential block has a lane running behind it, and the garage is a detached wooden building at the back of the lot rather than a room off the hallway. If you live in a tower downtown, in the West End, in Yaletown, along the Cambie Corridor through Fairview, or in the newer buildings around Oakridge and Marpole, the door you drive through is a parkade gate wired into the building's access-control system, and the thing in your hand is a fob rather than a garage transmitter. A parkade gate belongs to the strata corporation, and whatever opens it was issued and registered by whoever administers that system. There is nothing there for a locksmith to cut, pin or duplicate. Typical for Vancouver houses and lane garages. A belt-drive unit or a premium Wi-Fi opener sits at the top of a range, a sensor realignment or a single pairing at the bottom. Read the brand off the motor housing when you call and the range narrows before anyone is dispatched.
The name on the motor housing, first. LiftMaster, Chamberlain, Genie and Craftsman are all common here. Then what it does: nothing at all, hums without moving, stalls, reverses, or runs on the wall button but not the remote. That last detail on its own narrows the fault to the transmitter side.
Off the lane, on a driveway, or under a duplex, and how a van reaches it. Lane access in the older parts of the city gets tight and is sometimes blocked outright, so knowing to park on the street and walk in saves the first ten minutes. Allow 20-30 minutes for a van to reach most addresses here.
The door runs top to bottom under the opener, the safety reverse is tested against an obstruction on the slab, every remote and the keypad get tried, and the travel and force limits are set where they belong for the season rather than wound up to hide a problem.
A door that lifts without complaint and then refuses to stay down is talking about its safety eyes, not its motor. Two photo-eyes sit a few inches off the slab either side of the opening and have to see each other the whole way down. Break that beam and the opener is built to send the door back up. In a Vancouver lane garage the beam gets broken by things nobody notices: a bracket clipped by a bike or a recycling cart in a bay with no room to spare, condensation sitting on the lens in an unheated building, corrosion working into the terminal where the wire is stapled to a damp stud, or winter sun low enough to come straight down a lane running east to west. Realigning the eyes, re-terminating the wire and resetting the limits is usually the entire job.
The other seasonal one is force. An opener learns how much effort its door takes and treats anything beyond that as an obstruction. A wood-panelled door on an old lane garage, hanging in an opening that has been damp since October, drags harder than the same door did in August, and the opener reads the extra drag as something in the way. Winding the force up to mask that defeats the safety the setting exists for. The door gets freed first, then the limits and the force get set to what it actually needs now. Where the fault is the door rather than the motor, that is garage door repair, and we will say so instead of selling you a new opener.
A detached lane garage in Vancouver is rarely just somewhere a car sleeps. Across the east side the ground floor of a Vancouver Special is usually a suite by now, and the garage at the back of that lot is shared: the owner parks in it, the tenant keeps a bike and a set of winter tires in it, and both of them hold a transmitter. On the Shaughnessy lots with a coach house, and on the Dunbar and East Van properties that have added a laneway house or a garden suite, the garage is part of a structure somebody sleeps in, which quietly turns a garage remote into a house credential. Both cases point at the same two measures: a keypad mounted outside the door so nobody needs a spare transmitter handed to them, and a memory wipe whenever the list of people holding one changes.
A city with this much secondary-suite housing turns over constantly, and the turnover has a routine: the key comes back, the suite cylinder gets rekeyed. Almost nobody thinks about the garage remote. It stays in a glovebox, it keeps working for years, and unlike a key it leaves no evidence that it exists. Wiping the opener's memory takes minutes. Every transmitter it has ever learned is erased, then your current remotes and the keypad are re-paired, and nothing else opens that door. Worth doing when a tenant leaves, when you buy a house and inherit an opener with no idea how many remotes were cut for it, and after a car is broken into with the transmitter clipped to the visor. While the van is there, the pass-through door beside the overhead one is worth a look as well, since that one takes an actual key and falls under garage door locks.
Smart opener setups fail here for a reason that has nothing to do with the opener. The router sits in the house at the front of a standard city lot, often only thirty-three feet wide and several times that deep, and the motor is at the far back corner of that lot inside a separate wooden building, with two exterior walls and a garden in between. The app pairs perfectly while you stand in the kitchen and drops the moment you are at the garage. So we check the actual signal at the motor before anyone commits to a smart unit, and where it is marginal the fix is an access point or a mesh node at the back of the house rather than a different opener. A myQ-style unit that cannot hold a connection is worse than the keypad it replaced.
Not every opener in Vancouver has a car under it. In the industrial tenancies backing onto the lanes around Clark Drive and East 1st Avenue, and in the warehouse units near Bridgeport Road out in Richmond, the door is a grade-level roll-up and the motor sits on the shaft beside it rather than on a rail down the middle of a ceiling. Those are run from a wall station with open, stop and close buttons, plus a key switch mounted outside for whoever gets there first. That switch is the part of the assembly a locksmith owns outright: it is a cylinder, it spends its life weathering in a lane, and it rekeys or replaces like any other. Tell us how many tenancies hold a transmitter for the door before we come out, because on a bay that is shared the memory cannot be wiped without the other holders knowing.
The small indicator LED on each photo-eye. Both lit and steady means the pair is seeing each other. One out, or one flickering, means it is not, and the opener is reversing the door on purpose. Wipe both lenses, look for a bracket that has been knocked out of true, and follow the wire back for a staple that has bitten through the insulation. In an unheated lane garage in January it can simply be condensation on the lens. If the eyes look right and the door still reverses, the travel limits or the force setting are next, and those need the unit opened up.
Usually a stripped drive gear, a failed capacitor, or a trolley that has come off its carriage. Pull the release cord and lift the door by hand before you call. If it comes up smoothly and stays where you leave it, the door is fine and the fault is inside the motor, which on most serviceable units is a repair rather than a replacement. If it is very heavy, or it drops when you let go, stop there, leave it down and book garage door repair instead. That is spring tension and it is not something to improvise around.
Check whether anything else in the garage still has power before you book. A detached garage sitting at the lane end of a Vancouver lot is fed from a circuit that starts in the panel inside the house, and that circuit usually carries the garage lights and an outlet or two as well, so a breaker that has gone at the house shows up a lot-length away as an opener that has died. If the lights in the garage are out too, the fault is at the house end and it is an electrical call rather than ours. If the lights work and the small LED on the wall button is dark, the low-voltage run out to that button or the board inside the motor is the likelier answer, and that one is ours.

No. A garage remote and a parkade fob only look like the same object. The remote talks to a motor that is yours, so it can be paired and erased at your own door. The fob talks to a panel that is the building's, and the list of credentials that panel accepts is administered by the strata or its contractor, which is also the only place a replacement comes from. Worth asking them for one extra thing while you are at it: have the missing one switched off, because that is the step people skip. Sensors, remotes, keypads, gears and capacitors are nearly always worth repairing, and a sound unit with one cheap failed part inside it is not a reason to buy a new one. Replacement earns its place when the motor is burnt out, when a logic board has failed on a unit old enough that boards are no longer produced for it, or when the opener still uses a fixed code rather than a rolling one, which means the same signal opens your garage every single time.
